Older Houses and Original Details

A lot of the east side is older housing stock, and matching what is already there matters more than on a new build.

Kennedy Heights

Matching original trim. On a historic Kennedy Heights home the original wood siding was failing, and the owner wanted to keep the house looking as it had. We matched the colour and the character of the original trim, and re-used the existing working shutters.

Clifton

Working around what has to stay. On a historic Clifton house we encapsulated the existing asbestos siding with foam insulation and covered the house in prefinished James Hardie, rebuilt the front porch railing and columns in composite, and painted the original decorative trim on the front.

If Your House Is in the Observatory Historic District

A small part of Hyde Park, around Observatory Place and Avery Lane, sits inside a local historic district. Most Hyde Park houses are not in it.

If yours is, exterior work needs a Certificate of Appropriateness from the City’s Historic Conservation Board before it starts. Ordinary repair and maintenance that does not change the exterior is exempt. Interior work is exempt.

The City’s own guidelines for the district are specific about the three things people most often replace:

  • Roofs. The existing roofline and the features that give the building its character, including dormers, cornices, brackets and chimneys, should be preserved.
  • Windows. Original sashes should be repaired rather than replaced where possible, and where replacement is necessary the new window should match the original in size and style as closely as possible.
  • Siding. Wood clapboard and shingle siding should be used as the repair or replacement material where appropriate.

Tom pulls the permits on our jobs and gets the drawings when they are needed. If your house is in the district, say so on the first call, because it changes what we can specify and it adds an approval step before work can start.

Questions From Hyde Park Homeowners

Yes. Our office is at 3151 Madison Road, close to Hyde Park, and we work across the east side, including Mt. Lookout, Oakley and Norwood.

That is a lot of what we do on the east side. On a historic Kennedy Heights home we matched the color and character of the original trim and re-used the working shutters. We look at what is already there before we choose materials.

Tom pulls the permits on our jobs and gets drawings when they are needed. If your house is in a historic district, tell us when you call so we can plan for it.

Yes. We install wood, vinyl and fiberglass windows and are not tied to one manufacturer. In Mt. Lookout we put Polaris vinyl windows with simulated divided light grids into a cottage-style house.

Around Hyde Park

Nearby we also work in Oakley, Mt. Lookout, East Walnut Hills and Norwood, and further out in Mariemont and Anderson Township.
