Roof Replacement Cost in Cincinnati
That’s the approximate range owner Tom Bolt gives for a roof replacement. It’s not a set price. Your quote depends on your roof.
Roof size
How much roof there is to tear off and replace.
Roof steepness
How steep the roof is.
Shingle choice
Which shingle line you go with. Tom recommends Atlas Pinnacle, which costs more than a standard shingle.
Why the price can change after tear-off
The condition of the wood decking becomes clear once the old roofing comes off. Rotted or subpar decking sometimes needs to be repaired before the new roof goes on. Here’s how Construction Solutions prices that work:
- Plywood decking is priced by the 4×8 sheet. The per-sheet price covers labor and material.
- Older homes with 1×6 board decking are priced by the linear foot.
- Tom usually knows before the job starts whether the roof has plywood or 1×6 board decking.
- If damaged decking needs repair, you approve the work before it is done.
We don’t charge for estimates.
What's Included in Your Roof Replacement
Here’s what goes into a roof from Construction Solutions, and why each part is there.
A full tear-off to the wood deck
The old roofing comes off completely, down to the wood decking. Once it’s exposed, the condition of the decking can be checked before the new roof goes on.
Decking repaired where it's needed
Subpar or rotted decking gets repaired before anything covers it, with your approval first.
Synthetic underlayment
Synthetic felt goes down over the wood deck before the new shingles are installed.
Ice and water shield at the gutter lines and valleys
We install ice and water shield along the gutter lines and under all the valleys.
Chimney flashing and roof penetrations
We reflash the chimney and install new pipe boots. Roof-edge details can also include drip edge and gutter apron.
Architectural shingles
Dimensional, or architectural, shingles go over the roof. Tom recommends Atlas Pinnacle, which has magnesium in the granules to keep fungus from growing on it. We also work with Owens Corning and GAF shingle lines.
Where skylights are being replaced with the roof, Construction Solutions uses Velux. Attic insulation can also be replaced or added where needed.

Repair or Replace?
Two questions help guide the decision: how much life your roof has left, and how long you plan to stay in the house.
A repair may be enough
The repairs we get called out for most are chimney flashing, pipe boots and skylights. Whether a repair solves your problem depends on the condition of the rest of the roof.
Replacement may make more sense
Some roofs reach a point where there isn’t a practical repair left to make. If you plan to stay in the house longer than the roof is likely to last, replacement may also make more sense than putting off the cost.
On one repair call, the shingles had lost so many granules that they were down to the fiberglass mat underneath. Tom’s installer determined there wasn’t a repair he could make.

Common Roof Replacement Questions
How much does a roof replacement cost in Cincinnati?
Tom’s approximate range for a roof replacement is $10,000 to $25,000. What moves the number is the size of the roof, how steep it is, and the shingle you choose. Repairing damaged decking, if there is any, can also affect the final cost.
Should I repair my roof or replace it?
Tom looks at how much life the roof has left and how long you plan to stay in the house. If a practical repair is still possible, a repair may be enough. Some roofs reach the point where there isn’t a repair left to make.
What happens if you find rotted wood under my roof?
The condition of the decking becomes clear once the old roofing comes off. If any of it is subpar or rotted, you get a price for that work and approve it before we do it. Plywood decking is priced by the sheet, and older 1×6 board decking is priced by the linear foot.
Which roofing shingles do you install?
We install dimensional, or architectural, shingles. Tom recommends Atlas Pinnacle, and we also work with Owens Corning and GAF shingle lines.
Do you need to come inside my house during a roof replacement?
No. A roof replacement doesn’t require interior access.
